A recent, in-depth internal study sheds light on Pinecrest’s new-construction segment, examining data from 2021 to 2024:
2021
Pinecrest delivered 36 newly built homes that obtained their Certificates of Occupancy (CO). Exactly 24 of those entered the market and all 24 sold, sustaining a perfect 100 % absorption rate. Five of the listings sat in the ultra‑luxury tier—defined as the top 20 % by price per square foot—and they, too, achieved a 100 % sales rate. These trophy residences averaged 150 days on the .MLS, but once their COs posted they closed in barely 71 days, commanding roughly $1,134 per sq ft.
2022
The following year saw 32 COs issued, with 16 homes listed and again a 100 % sell‑through. Five of those belonged to the 80th‑percentile luxury bracket, and every one found a buyer. Overall DOM ticked up to 194 days, yet the luxury subset moved with remarkable speed—just 10 days post‑CO—at an average of $956 per sq ft.
2023
Momentum continued: 51 new homes reached CO, 19 were listed, and 16 sold—an 84 % absorption rate despite a broader inventory build‑up. Four listings qualified for the luxury segment; three sold, yielding a 75 % luxury absorption rate. Average time on market stretched to 235 days, and luxury closings averaged 63 days after CO at approximately $1,355 per sq ft.
2024
Even with heightened supply, Pinecrest remained resilient. Of 47 COs, 24 hit the MLS and 18 sold for a 75 % overall sales rate. Four listings met the 80th‑percentile luxury threshold; three sold (75 %). Notably, the luxury homes that closed did so 26 days before receiving their COs, underscoring robust pre‑completion demand, while broader DOM stretched to 321 days. Pricing power held firm, with luxury sales averaging $1,409 per sq ft.
Overall, the data confirm a key insight: new, luxury-level properties in Pinecrest are absorbed quickly and at premium prices, underscoring the area’s powerful draw among high-net-worth buyers.
Future Supply Outlook
This study also examined future supply by analyzing 65 active new construction building permits in Pinecrest. Projects were sorted into two categories:
- End User Builds: Homes for owners who will occupy the property.
- Developer Projects: Homes intended to come to market.
For developer projects (21 in total), researchers estimated completion timelines based on average construction durations in Pinecrest and analyzed the probability of oversupply in specific size brackets (e.g., 5,000–5,999 sq. ft. vs. 7,000–8,999 sq. ft.).
Results revealed that certain size segments (notably 7,000–8,999 sq. ft.) face oversupply, meaning slower absorption and potentially lower returns for new entrants in that bracket. Conversely, the 5,000–5,999 sq. ft. and 10,000–10,999 sq. ft. segments show zero to minimal projected inventory, suggesting excellent opportunities for high returns.
Speed of Sale and Days on Market
An especially telling metric is the days from CO until a property sells. From 2022 to 2024, of 31 homes priced over $5 million, the average time to sell after receiving a CO was about 33 days.
In many cases, developers listed the property even before construction finished, capitalizing on Pinecrest’s strong demand for fresh, state-of-the-art luxury homes.
